Dusit enters Luxury Villa Rental Market with Acquisition of Elite Havens

JCN Newswire
Sep 10, 2018
Category:

BANGKOK - (ACN Newswire) - Dusit Thani PCL (TSX:DTC), one of Thailand's foremost hotel and property development companies, has expanded into the high-end vacation rental market through the full acquisition of Elite Havens, the leading provider of high-end vacation rentals in Asia.

DTC made the acquisition through its wholly owned Hong Kong-incorporated subsidiary, Dusit Overseas Company Limited, which has bought all shares in LVM Holdings Pte Ltd (LVMH), a Singapore-incorporated company and the ultimate holding company of Elite Havens.

Established in 1998, LVMH directly and indirectly holds shares in nine companies in Southeast Asian countries. The largest company of its kind in Asia, it performs integrated marketing, reservations, concierge and management services for luxury villas and currently maintains a network of more than 200 fully staffed properties across Indonesia, Thailand, Sri Lanka, and the Maldives.

DTC's acquisition of Elite Havens follows the company's three-pronged strategy for sustainable and profitable growth, which includes balance, diversification, and expansion, particularly into new market segments, which will enhance DTC's capacity to provide integrated services and drive revenue growth.

"Our investment in Elite Havens marks another important milestone in our strategic journey, particularly our two-pronged plan for expansion, which includes doubling our number of hotels in operation, and providing broadened experiences for our customers," said Ms Suphajee Suthumpun, Group CEO, DTC. "Our current brand line up covers the midscale through to luxury hotel segments. Now, with the addition of Elite Havens, we are delighted to cover the luxury villa rental segment too.

"While the integrated luxury villa management business is new to us, Elite Havens has an impressive track record in this segment, successfully expanding from a small enterprise to the leading company of its kind in Asia. And we are confident that our 70 years of experience in operating upper-upscale and luxury hotels will only enhance these operations further, allowing the dynamic Elite Havens team to leverage our own capabilities to continue providing exceptional services for luxury consumers, while simultaneously expanding the brand's reach in more dream destinations throughout Asia and other key regions."

Mr Jon Stonham, CEO, Elite Havens, said, "With our strong focus on people and exceeding expectations with our services, Elite Havens shares the same values as Dusit, so there is already a strong synergy for us to build on. We look forward to a very bright future of sustainable and profitable growth as we expand our operations as part of the Dusit family."

Following its strategy for balance, diversification and expansion, DTC has been actively enhancing its operations with investments in new market segments. The company made moves into the shared economy last year with an investment in Favstay, a Thai hospitality startup offering condos and villas for rent in Thailand's top destinations, and in April this year DTC announced it would also enter the affordable lifestyle segment with the launch of ASAI Hotels.

A distinctive new brand designed to link curious, millennial-minded travellers with authentic local experiences in vibrant cities and resort destinations worldwide, ASAI Hotels now has five properties in the pipeline across Thailand, Myanmar and the Philippines.

Sinking Bangkok Among Cities To Be Hardest Hit By Climate Change

Investvine, A Company of Inside Investor, Ltd.
Sep 09, 2018
Category:

As Bangkok prepares to host climate change talks, the Global Warming and Climate Change Conference from October 4-5, experts once again remind that unchecked urbanisation and eroding shorelines will leave the city itself and its residents in a critical situation in the not so distant future.

The sprawling metropolis of more than ten million people is itself under siege from the environment, with dire forecasts warning it could be partially submerged in just over a decade.

Bangkok, built on once-marshy land about 1.5 meters above sea level, is projected to be one of the world’s hardest hit urban areas, alongside fellow Southeast Asian behemoths Jakarta and Manila.

“Nearly 40 per cent” of Bangkok will be inundated by as early as 2030 due to extreme rainfall and changes in weather patterns, according to a World Bank report.

Currently, the capital “is sinking one to two centimeters a year and there is a risk of massive flooding in the near future,” said Tara Buakamsri, Thailand Country Director for Greenpeace Southeast Asia.

In turn, the sea levels in the nearby Gulf of Thailand are rising by four millimeters a year, above the global average.

The city “is already largely under sea level”, said Buakamsri.

In 2011, when the monsoon season brought the worst floods in decades, a fifth of the city was under water. The business district was spared thanks to hastily constructed dykes. But the rest of Thailand was not so fortunate and the death toll passed 500 by the end of the season.

Experts say unchecked urbanisation and eroding shorelines will leave Bangkok and its residents in a critical situation. With the weight of skyscrapers contributing to the city’s gradual descent into water, Bangkok has become a victim of its own frenetic development.

Making things worse, the canals which used to traverse the city have now been replaced by intricate road networks, said Suppakorn Chinvanno, a climate expert at Chulalongkorn University in Bangkok.

“They had contributed to a natural drainage system,” he said, adding that the water pathways earned the city the nickname ‘Venice of the East’.

Today, the government is scrambling to mitigate the effects of climate change, constructing a municipal canal network of up to 2,600 kilometers with pumping stations and eight underground tunnels to evacuate water in case disaster strikes.

Thai Tips - 5 Features Of Thailand's Serviced Offices

Aug 29, 2018
Category:

Thailand is in the midst of recovering from a season where a dark cloud covered much of the economy. Since its sharp downturn a few years ago, the country is making a slow comeback, and while growth is a little slower than other countries in the area, Thailand business is preparing for an upturn that will continue into next year. In anticipation of this, many in the business community are hopeful that this growth will translate into opportunities for private ventures.

These opportunities extend to foreign business interests as well. Those looking to do business in Thailand’s growing economy might find the whole process of setting up shop in a different country overwhelming, in addition to having to look for suitable office space. Of the various types of fit-outs, businesses used to the traditional office space but needing budget-friendly options should consider the serviced office for a few reasons.

Continue reading to find out more information on the various features of Thailand’s serviced offices

Affordability

The serviced office is affordable simply because the leases provide businesses with fully-furnished space, usually, in a corporate building. While your office does share the floor with other businesses, your overhead every month is much lower than it would be if you leased a conventional office and then had to fit out the office with equipment, furniture, utilities, and internet services. Take a look at Servcorp’s offices at http://www.servcorp.co.th/en/serviced-offices/ to see what is typically included in a package. This streamlining of office services makes it much easier for businesses to budget on a monthly basis.

One of the greatest features of the serviced office is the fact it is much more affordable to conventional leases. This is important because in many of Thailand’s business districts office rents are high. Additionally, those unfamiliar with the area might find themselves having to research zoning and renting laws to gain the advantage. In the end, a more convenient, budget-friendly solution is the serviced office.

Office Amenities

Included in a serviced office plan are the same amenities you would find by leasing a regular office. For one, businesses do not have to worry about staffing an information or reception desk because many of these plans come with support staff. Additionally, serviced offices provide businesses with some of the best in IT services. As a business occupying space in their buildings, most of your IT needs are taken care of by professionals.

Location

Another feature of serviced offices in this country is that most tend to be located close to business districts, which are usually characterised by high rents. The serviced office places you in proximity to businesses in more affluent areas. In terms of image, the serviced office can provide your outfit with reasonably-priced office space in a prime business location.

Scalability

Another feature of the serviced office is that it provides your business with room to grow. If your business in Thailand grows substantially, you have the option of modifying the lease to reflect your business’s new needs, and this can be done relatively quickly with no downtime for your business. For perspective, in a standard relocation situation, businesses would need at least nine months to successfully orchestrate moving from one location to another.

International Offices

Finally, look for fit-outs that have international offices. For example, Servcorp, one of Thailand’s leading office providers, has offices around the world. These offices typically provide businesses with access to conference and meeting room space. This benefits your business in that it provides you with a place to work regardless of where you are in the world.

Finding Your Space In Thailand’s Office Landscape

The serviced office can do wonders in this landscape where you really have to know the terrain to avoid entering into disadvantageous deals. Your serviced office provides you with a one-stop shopping experience that removes the hassles associated with initiating your office set up. In saving both time and money, you can focus on being more productive at work.
